Where Metro Detroit Home Prices Are ACTUALLY Falling (And Where They're Still Climbing)
5 of 37 Metro Detroit communities lost value over the past year. Here's every city, ranked, with the numbers.
By The Mile Staff · November 3, 2026
Home values fell over the past year in 5 of the 37 Metro Detroit communities The Mile tracks, according to the Zillow Home Value Index: Detroit (−5.9%), Hazel Park (−3.4%), Ferndale (−1.7%), Madison Heights (−1.2%), Warren (−0.1%).
Everywhere else, values are still rising, and in a few suburbs, fast.
Where prices are still climbing
The typical home in Birmingham was worth about $744,766 in September 2026, up +6.4% from September 2025, the biggest one-year gain on the board. Close behind were Northville (+4.4%), Grosse Pointe (+4.3%), Bloomfield Hills (+4.2%), Huntington Woods (+4.1%).
A closer look at the drops
Detroit's figure deserves context: at roughly $74,742, the city's typical value is far below the suburbs, so small dollar moves show up as large percentage swings.
The big suburbs: steady, not spectacular
Several of the region's largest suburbs posted modest gains. Troy rose +1.9% to $454,091, Royal Oak +1.9% to $328,150, and Sterling Heights +0.9% to $304,835.

How to read these numbers
The Zillow Home Value Index estimates the value of a typical home in each city, the middle of the market, not the average sale price. It is smoothed and seasonally adjusted, so it moves more slowly than month-to-month sale prices. An individual home can be worth much more or less depending on its size, condition and street.
